Typical Construction Project Flow
Phase-1 PreConstruction - Feasibility Study
This phase begins with the developer conducting market analysis and assessing project feasibility. During this stage, the NY Major provides preliminary budgets and schedules to help guide critical investment and design decisions early in the process. Upon feasibility, our team partners with the developer to realize the vision in the next phase.
Phase-2: Preconstruction Design Development
- • Key services include coordinating all design consultants and expeditors (architect, engineers, expeditor, specialists)
- • Overseeing the design process from Schematic Design through Design Development to Construction Documents
- • Delivering a fully developed construction budget and schedule at the 75%–100% CD stage to support informed pre-construction decisions.
Phase-3: Trade Buyouts
With the design complete, we begin the procurement phase to secure the best trade partners and pricing. This Phase includes:
- • Stage 0: Buyouts of preliminary preconstruction scopes
- • Stages 1–2: Buyouts covering approximately 90% of the project
- • Stage 3: Final buyouts for finishes and closeout packages

Phase-4: Construction Execution
This is where planning meets performance. NY Major’s field and management teams execute with precision, maintaining the highest standards of safety, quality, and coordination. The construction stages typically progress as follows:

- • Stage 1: Excavation, foundation, and support of excavation (SOE)
- • Stage 2: Superstructure, MEP systems, and interior build-out
- • Stage 3: Finishes, inspections, and commissioning
Phase-5: Punch-List & Project Closeout
We finalize the project with a structured, detail-driven closeout. Our team completes walkthroughs, resolves all punch-list items, and coordinates final inspections. We clean the site, collect warranties, O&M manuals, and as-built drawings, and provide a complete closeout package. We train the owner on building systems, reconcile financials, and work with expeditors to obtain the Certificate of Occupancy. The result: a fully compliant, move-in-ready project and a smooth, professional handover.
